Harold D. Donohue Federal Building & Courthouse

CxGBS was contracted by the General Services Administration (GSA) through the M. E. Group, Inc. to coordinate the retro-commissioning effort for the Harold D. Donohue Federal Office Building and Courthouse (DFB). Originally opened in 1932, the building has served the people of Worcester for over seventy-five years. It underwent its last major renovation in 1995.

CxGBS was tasked with investigating and providing recommendations for optimizing building performance through identifying energy efficiency improvements and demand reduction strategies, indoor air quality and occupant comfort improvements, and operational improvements. After thorough investigation and review of the systems in the Donohue Federal Building, CxGBS compiled a report detailing the retro-commissioning efforts, the calculated energy usage of the building, recommended strategies for energy reduction, and the estimated cost and energy savings of implementing the strategies.

Added value through CxGBS® services:

CxGBS’s recommendations led to the following reduction and financial savings:

  • 46 percent reduction of building energy consumption via no or low cost improvements
  • 40 percent reduction of water use within the building
  • 35 percent reduction of lighting power requirements
  • $180,000 annual utility cost savings
