Sutton Hall – Mississippi Valley State University

This six-story, 119,596 SF Mississippi Valley State University campus administration building, housing offices and classrooms, was suffering from poor indoor air quality issues. CxGBS’s forensic investigations and cavity wall testing revealed the causes for the mold and mildew, leading to the evacuation of the building. The damage was so extensive that major renovation of the building was required.

The entire interior and exterior were demolished down to the slab and steel and rebuilt. Indoor air quality, humidity, and temperature were monitored throughout the entire renovation process. Specifically, CxGBS identified structural issues with the building enclosure and provided recommendations to improve HVAC efficiency.

In addition, CxGBS assisted the university’s operational staff with identifying needed repairs to existing equipment in order to prepare the facility for efficient operations, including protection of the building during mold remediation and renovations. CxGBS performed reviews of design drawings and specifications at schematic design, design development, and construction document submittals.

“Sutton Hall is the ‘poster child’ project for commissioning. The building was evacuated and totally renovated after nine years of less than successful occupancy. CxGBS® participated in forensic analysis extensively in support of the State and project architect. Their input was invaluable to both the Bureau of Building and project architect (Pryor Morrow) in providing design solutions for a failed building. As an example, all of the masonry veneer was removed from the building while protecting the interior for re-use. CxGBS® provided commissioning services and extensive testing during the construction phase. This building is now fully operational and a testimony to why commissioning is both desired and required in Mississippi.” —Rick Snowden, MS Department of Finance & Administration Deputy Executive Director (retired)
