Alexander Hall – Jackson State University

CxGBS provided commissioning services for the renovation of this two phase-renovation of the existing five-story residence hall at Jackson State University. The building was built in 1963, and commissioning required coordination with Mississippi Archives and History because of its designation as a Mississippi Landmark as the scene of a Civil Rights/Anti-Vietnam War riot in 1970. Building enclosure improvements included window and roof replacement, with both windows and roof assemblies being commissioned. Interior renovations of 410 rooms, study rooms, a lobby, and two laundry facilities provide modern amenities for residents.

During the investigation phase of the project, many issues were identified that caused unnecessary energy use within the facility:

  • Recommendations for providing unique identification of each piece of HVAC equipment, allowing operations and maintenance staff to easily identify the equipment and track performance through trends in the building automation system.
  • Commissioning observations noted locations of damaged piping and ductwork insulation that were repaired to provide the required insulation and vapor barrier for HVAC ductwork and MEP piping.
  • Testing of the enclosure identified locations of moisture intrusion in the replaced window assemblies.
  • During construction, design airflows for the HVAC systems were identified as being outside of the high, medium, and low airflow settings of the specified HVAC equipment.
