Balzer Theatre at Herren’s

The Balzer Theater at Herren’s is a $5 million renovation of the old Herren’s Restaurant, located since 1934 in downtown Atlanta’s Fairlie-Poplar district. The building is now the home of Theatrical Outfit, an Atlanta theatrical group that wanted a green building with clean, quiet air and acoustics, as well as a comfortable environment for its audience.

With CxGBS’s help, the Balzer Theater at Herren’s became the first American theater to achieve LEED Silver certification. The theater received the Urban Land Institute’s Project of Excellence Award for its adaptive reuse of a historic structure in an urban location and the League of Historic American Theatres designated it as a historical site. It was also the first building in Atlanta to have a rainwater collection system for use in toilets.

  • During testing of the building enclosure, CxGBS identified the incorrect installation of storefront assemblies which allowed moisture intrusion into the lobby. If uncorrected, this issue would have degraded the indoor air quality of the building.
