Oleander Apartment Complex

Oleander is a 348-unit apartment complex located on a 4.1-acre parcel within Emory University’s 60-acre master-planned medical campus. Adjacent to the site is the Atlanta Hawks practice facility as well as Emory’s orthopedic outpatient care facility. Walkable from the site is Children’s Healthcare of Atlanta’s new campus. The new 382,319 SF facility provides highly sought after, boutique-inspired amenities—such as a resort-style pool, fitness center, game/club room, dining room, courtyards, pet spa, lobby, offices, and leased office space—for apartment residents.

During the design, construction, and warranty phases, CxGBS® provided Holistic Commissioning® of the building enclosure, which included the roofing system, exterior skin, walls, slab on grade, below grade waterproofing, and doors and windows. The facility met ASHRAE Standard 90.1-2007 and obtained 1 Globe certification under the Green Globes® program, demonstrating a commitment to environmental efficiency practices and reduced operating costs.

Added value through CxGBS® services:

  • Identified water intrusion around numerous windows, balcony doors, and interior railings of sliding doors.
  • Identified water intrusion due to exhaust duct work not being properly sealed.
  • Identified leaks in BASF waterproofing due to intrusion by nails, requiring repair of the air/water barrier.
  • Identified heat welds between TPO layers were not sufficiently made, creating a discontinuity of the roofing membrane.
