Osprey Apartment Complex

Osprey will be a luxury apartment complex located on a two-acre parcel within a mixed-use community in Decatur. The site offers excellent transportation options to job centers in Buckhead, Midtown, and downtown Atlanta close to companies such as NCR, AT&T and Coca-Cola. Additionally, the presence of Georgia Tech has helped spawn a culture of tech innovation in the neighborhood.

The 325,000-square-foot Class A development will feature a 13-story Prescient tower, two five-story wood frame buildings, and a seven-story, 540-car parking garage. With a total of 319 residential units, the top two floors will feature luxury penthouse units with private outdoor living areas. The Osprey will include 30,000 square feet of interior service and retail space, in addition to amenities including an exterior pool, fitness-on-demand studio, a sky lounge with a community bar, coworking space, and a dog park.

CxGBS® will provide Holistic Commissioning® of the building enclosure, which includes the roof and drainage systems, exterior skin, above and below grade walls, slab on grade vapor barriers, exterior doors and windows, louvers, and storm drainage system during the construction and warranty phases.
